From 1 January 2026, France will change the way the energy performance of homes (DPE) is calculated. Houses and apartments with electric heating will feel this change the most. Without any construction work or renovation, their energy label may improve significantly.

The core of the reform is a reduction of the calculation factor for electricity. Until now, electricity consumption was weighted relatively heavily, which led to many homes being rated unfavorably. Under the new calculation method, the same level of consumption appears more energy-efficient on paper.

The impact is substantial. An estimated 850,000 homes will lose their status as “energy guzzlers” (labels F and G) and move up to E or even D. This is good news for owners who would otherwise no longer be allowed to rent out their property.
