Summer heat is becoming a new value factor: price differences of up to 12%

According to PAP, apartments that become difficult to live in during heatwaves may be worth up to 12% less. Top-floor properties beneath poorly insulated roofs are particularly at risk. An unfavourable orientation or inadequate glazing may reduce a property’s value by 5% to 8%; the absence of cross-ventilation may likewise cause a reduction of up to approximately 8%. These figures are based on market observations and estimates, rather than an official nationwide valuation standard.

This is highly relevant to the South of France, where buyers are paying increasing attention to air conditioning, sun protection, insulation, ventilation, trees and the possibility of cooling the property at night.
